Why Bangkok Homeowners Are Investing in Interior Design

Bangkok's condominium market has matured. Buyers who purchased units five or six years ago are now ready to move beyond the developer's standard finish — and into spaces that reflect how they actually live.

At TNC Build Studio, our residential projects range from single-room renovations in Thonglor condominiums to full-floor penthouse transformations in Sathorn. The common thread: clients who want their home to feel considered, not showroom-generic.

The Residential Design Process

1. Discovery & Brief (Week 1)

We start by understanding how you live, not just what you like. How do you use your living room? Do you cook daily or occasionally? Do you work from home? These answers shape every design decision that follows.

We also conduct a site survey, noting structural constraints, natural light conditions, existing mechanical systems, and anything that affects the build.

2. Concept & 3D Visualisation (Weeks 2–3)

We produce photorealistic 3D renders before a single piece of material is ordered. This gives you a clear picture of the finished space and allows changes to be made at zero cost.

3. Material Selection (Week 3–4)

We guide you through material options with physical samples. Our focus is always on materials that hold up well in Bangkok's humidity and look as good in five years as they do on day one.

4. Build & Installation (Weeks 5–12)

Build timelines depend on scope. A single bedroom renovation typically takes three to four weeks. A full condo renovation runs eight to twelve weeks, depending on the size and complexity of custom joinery.

Budgeting for Residential Interior Design in Bangkok

| Scope | Approximate Budget | |---|---| | Single room (bedroom / study) | ฿150,000–฿400,000 | | Two-bedroom condo | ฿600,000–฿1,500,000 | | Three-bedroom / penthouse | ฿1,500,000–฿4,000,000+ |

These figures include design fees, materials, and construction. FF&E (furniture, fixtures, and equipment) is typically quoted separately.

Our Design Aesthetic

We work in a range of styles — from warm minimalism to contemporary Thai — but our signature is restraint. We believe spaces should have breathing room. Not every wall needs a feature; not every corner needs to be filled.

Materials we work with frequently: oak veneer, fluted panels, Venetian plaster, terrazzo, brushed stainless steel, and linen upholstery.
